01Terms of service
Plain-language terms for using TenancyKit.
By placing an order through tenancykit.org you agree to the terms set out below. They cover what we deliver, what we charge, when you can have a refund, what happens if something goes wrong, and which law governs the contract. Last updated 2026-05-06.
02What we deliver
Scope of the service.
For each property you pay for, TenancyKit produces:
- A populated PDF of the Renters Rights Act 2026 Information Sheet, in the form prescribed by UKSI 2026/324 Form A, with your details and the tenant's details inserted.
- A SHA256 hash-chained JSON audit-trail file recording what was produced and when. Schema published at /audit-trail-schema.
- Director-review by Cai Morgan before delivery.
- Email-ready and print-ready copies of the same Information Sheet.
Delivery target: within 24 hours of order completion (intake form submitted + payment cleared). If we can't meet 24 hours for any reason, we tell you within 12 hours and offer a refund.
03What we do NOT deliver
The boundaries.
- Legal advice. TenancyKit produces a compliant document and an audit trail; we do not advise on tenancy law. The wording is prescribed by UKSI 2026/324 — we populate the form. If your situation is complex, speak to a solicitor or Citizens Advice.
- Service on the tenant. The customer (you, the landlord) serves the Information Sheet on the tenant. We produce the document and the audit trail; you choose the method (by hand, by post, by email) and execute. Service is your legal obligation.
- Welsh, Scottish, Northern Irish properties. Stage 1 is England-only. The Renters Rights Act 2026 applies to England.
- Future statutory changes. If UKSI 2026/324 is amended after delivery, we do not automatically re-issue your Information Sheet. You can re-order at the same per-property pricing.
04Pricing
What you pay.
- £15 for the first property.
- £10 for each additional property in the same order.
- Capped at £99 portfolio-wide per order.
- Prices are inclusive of all applicable UK taxes. We are not currently VAT-registered (revenue below threshold); if we register, prices will be re-stated VAT-inclusive without additional charge to existing customers.
Payment is processed by Stripe Payments Europe Ltd. Your card details never touch our servers.
05Refund policy
When you can get your money back.
- Before delivery: full refund on request, no questions asked. Email cai@tenancykit.org from the address you used to order.
- If we miss the 24-hour delivery target without notifying you: full refund automatically.
- If the delivered Information Sheet contains a factual error in your details (property address, tenant name, dates): we correct and re-deliver at no charge. If you prefer a refund, full refund.
- After delivery, if you change your mind: consumer cancellation rights under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 generally do not apply to fully-performed bespoke services consented to before delivery. By placing the order you consent to delivery beginning before the 14-day cancellation period and acknowledge that the cancellation right is consequently lost once delivery has completed.
- If a local authority subsequently challenges the form's compliance with UKSI 2026/324 wording: contact us. If the challenge is valid (we got the prescribed wording wrong), we re-issue at no charge AND refund the original fee.
06Your responsibilities
What you do.
- Provide accurate property and tenant information at intake. Errors in your inputs flow into the output.
- Review the delivered Information Sheet before serving on the tenant. You are the last set of eyes.
- Serve the Information Sheet on the tenant by your chosen method, by 31 May 2026 for existing tenancies.
- Retain the delivered audit-trail JSON. We retain a copy for 7 years; you retain yours indefinitely.
07Limitation of liability
What we are and are not liable for.
TenancyKit's total liability under any single order is limited to the amount paid for that order, except for liability that cannot be limited under English law (death or personal injury caused by negligence, fraud, fraudulent misrepresentation).
We are not liable for:
- Local-authority penalties imposed for late or non-service of the Information Sheet, where service was the customer's responsibility.
- Errors in your inputs flowing into the delivered Information Sheet.
- Loss of data on your end after delivery — keep a copy of the audit trail.
- Any tenant dispute arising from the content of the prescribed Information Sheet wording, which is set by UKSI 2026/324, not by us.
Nothing in these terms affects your statutory rights as a consumer.
08Intellectual property
Who owns what.
You own the personal data you supply at intake — that data remains yours under UK GDPR (see privacy notice). The Information Sheet wording is prescribed by UKSI 2026/324, which is Crown copyright and freely usable under the Open Government Licence v3.0. The populated PDF and the audit-trail JSON delivered to you are yours to use, store, and present as evidence.
The TenancyKit name, logo, branding, website code, and audit-trail schema are owned by Morgan and Co. Enterprise Limited.
09Termination
How either party can end the agreement.
You can end the contract before delivery by emailing for a refund (see §5). After delivery, the contract is fully performed.
We can refuse or terminate an order if it would require us to breach English law, breach a Nexus operating guardrail, or knowingly produce a document for fraudulent use. In that case we refund any payment made.
10Changes to these terms
How we update them.
Material changes will be announced by email to all customers with active orders, at least 14 days before they take effect. Orders placed before a change are governed by the terms in force at the time of order. The "Last updated" date at the top reflects every revision.
11Disputes + governing law
Where disagreements get resolved.
These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales. We prefer to resolve disputes by written exchange before any formal step — email cai@tenancykit.org and we respond within five working days.
